5 Common First-Time Homebuyer Mistakes

They don’t act quickly enough to make a decision and someone else buys the house.

They don’t find the right agent whose willing to help them through the homebuying process.

They don’t do enough to make their offer look good to a seller.

They don’t think about resale before they buy. The average first-time buyer only stays in a home for four years.

Forms You’ll Need to Sell Your Home

1. Property disclosure form. This form requires you to reveal all known defects to your property. Check with your state government to see if there is a special form required in your state.

2. Purchasers access to premises agreement. This agreement sets conditions for permitting the buyer to enter your home for activities such as measuring for draperies before you move.

3. Sales contract. The agreement between you and the seller on terms and conditions of sale. Again, check with your state real estate department to see if there is a required form.

4. Sales contract contingency clauses. In addition to the contract, you may need to add one or more attachments to the contract to address special contingencies — such as the buyer’s need to sell a home before purchasing yours.

5. Pre- and post-occupancy agreements. Unless you’re planning on moving out and the buyer moving in on the day of closing, you’ll need an agreement on the terms and costs of occupancy once the sale closes.

6. Lead-based paint disclosure pamphlet. If your home was built before 1978, you must provide the pamphlet to all sellers. You must also have buyers sign a statement indicating they received the pamphlet.

Carteret County Bike Lanes and Paths

We live in an age of upward spiraling gasoline prices, with no hope in sight of it ever returning to below $2.00 per gallon.  So isn't it about time our county and surrounding areas start catching a vision for the future and at least begin planning alternative safe transportation routes?  Specifically designated and marked bicycle lanes? 

My husband and I caught the cycling bug on a trip to Clearwater Florida, where we found paved bike paths through town (the Clearwater Trail), connecting towns (the Pinnellas Trail), and outside of town, built alongside the highway (the Suncoast Trail).  These last two are over 40 miles long!  It was apparent that a lot of planning and design, and money went into the building of these trails.  They have widened roads, built completely seperate lanes alongside existing roadways and utilized abandoned rail lines to construct these trails.

Why can't we do this here??  Is it going to take a groundswell of people to raise their voices and demand something be done?  I've been told that there are government funds available for our use on such a project!  Where do we start?

I commend Morehead City and Emerald Isle for the paths they have started.  It's a beginning.  But I want to see something much bigger!  SAFE lanes to ride from Morehead City to Newport to Havelock to Beaufort and the entire length of the island from Emerald Isle to Atlantic Beach! 

I live off of Highway 101 between Beaufort and Havelock.  It is amazing to me that some genius put  bicycle route signs on highway 101!  Those of us who actually LIVE here know how deadly that can be!  Highway 101 has no shoulders, and is heavily travelled by commercial vehicles and trucks.  My husband has had several close calls, instead of using the brakes and passing a cyclist when the oncoming lane is clear, drivers just try to squeeze past alongside!  I won't even risk riding on that road - but it is a designated and marked bike route! Unbelievable!

I would love to be able to ride my bike on a 20 or 30 mile ride, without the danger of getting hit by a car or truck!  If we had the paths, I believe more people would also ride to work and school!

In addition to the economic benefits, the health benefits are just tremendous!  It is one of THE BEST exercise activities you can do!  My husband lost over 60 lbs in a year - just by bike riding! 

So where do we start??  Who do we contact??  How do we get the ball rolling?  All comments welcome!!!!

Concerts on the Beaufort Waterfront

June 19th, 2008 concert was provided by the USMC band. 

The attendance was great and the weather was beautiful!

Even the very young had a great time!

Veterans Day Parade 2007

On November 10th the Veterans Day Parade was held in Morehead City.  It is one of the largest Veterans Day parades in our state.  The Carteret County Association of Realtors built a special float for the parade to honor and thank our Veterans...

We had 3 area Veterans ride on our float...

Two Veterans piloted Sherrie's Hummer...

We displayed our country's stars & stripes as well as the POW flag...

and the flags from all of our armed forces!  Raymond Hopkins from AAA Security carries the Coast Guard Flag, Sherrie Ferraro from Wachovia Mortgage carries the Air Force Flag, thats me in the center with the Navy Flag, Ann Hill from Century 21 carries the Marine Corp Flag and Kim Adams from Golf and Shore Properties with the Army Flag.  We tried to be a dignified color guard, but as you can see from the flags, it was a WINDY day!!!

A Seaside Wedding

Here is the author of this blog and hubby at our son's wedding. A seaside wedding in the beautiful gazebo in Morehead City's Park.

Instead of "Unity Candles" which won't stay lit outdoors, pouring "Unity Sand" is a coastal custom.
